Arcsite - Modern Strata Maintenance & Inspection Platform

The primary objective of the proposed solution is to develop Arcsite, a strata title maintenance management platform that streamlines building compliance, inspection scheduling, and maintenance planning between Residential Reports, Strata Group Admins, Strata Managers, and Body Corporate Executive Groups through a centralized digital platform. Residential Reports can manage strata group profiles, assign inspectors, and oversee the full inspection lifecycle, while Strata Group Admins and Managers can raise inspection requests, view maintenance plans, and track building compliance history. Inspectors use a dedicated desktop application to capture structured, standards-aligned inspection data directly on-site. Dotsquares' engineering team built the platform using Claude Code, Anthropic's AI-powered development tool, to accelerate delivery across the multi-role architecture

Arcsite - Modern Strata Maintenance & Inspection Platform

The Client

Name: Residential Reports

The Challenge

Regulatory Compliance at Scale

Under Australian law, strata title buildings must undergo mandated maintenance overseen by a strata group or body corporate-appointed manager. With over 10,000 buildings across the region yet to be inspected, Residential Reports needed a way to manage inspection scheduling and compliance tracking at a scale that manual, disconnected processes couldn't support.

Fragmented Multi-Stakeholder Coordination

Every building involves multiple parties - strata group admins, strata managers, body corporate executive groups, and field inspectors - each needing different views of the same building data. Without a shared system, coordinating inspections, maintenance history, and documentation across these roles relied on scattered emails, spreadsheets, and paper records.

Inconsistent Inspection Data Capture

Field inspections lacked a structured format, making it difficult to consistently capture item-level detail (manufacturer, install date, applicable standards, inspection frequency) and translate that into actionable, standardized maintenance plans.

Tight Delivery Timeline

Residential Reports needed the platform delivered quickly to begin capturing the market opportunity represented by the 10,000+ buildings still awaiting inspection, putting pressure on the development team to build a complex, multi-role system without compromising code quality or CMMI Level 3 standards.

The Solution

Role-Based Multi-Portal Platform

Built four dedicated web panel experiences - for Strata Group Admins, Strata Managers, Body Corporate Executive Groups, and the Residential Reports admin team - each with tailored permissions, building visibility, and notification triggers, all backed by a single MS SQL data layer so every stakeholder works from the same source of truth.

Structured Field Inspection via Desktop Application

Delivered a dedicated Windows desktop application for inspectors, capturing standardized inspection data (item detail, install date, relevant standards, inspection frequency, capital expenditure forecasting) with on-site photo capture, feeding directly into building maintenance plans without manual re-entry.

Centralized Building & Compliance Registry

Implemented a full building registry for Residential Reports' admin team, including Arcsite file numbers, correspondence template generation, document/work-order storage, lead tracking, and a report builder generating inspection reports with image galleries - replacing manual coordination with a searchable, centralized system.

Accelerated Delivery with Claude Code

To meet Residential Reports' timeline without compromising quality, Dotsquares equipped its development team with a licensed Claude account and used Claude Code, Anthropic's agentic coding tool, throughout the build. Claude Code was used to:

  • Scaffold and implement backend logic and API endpoints across the four role-based web panels
  • Assist with database schema design and query logic against the MS SQL data layer
  • Accelerate code review, debugging, and refactoring throughout the development cycle
  • Support consistent coding patterns across the web application and the Windows desktop inspection tool

This let the team move faster through implementation while maintaining the CMMI Level 3 quality standards Residential Reports required.

The Results

(Figures below reflect early performance approximately 2 months post-launch

  • Delivered a centralized strata maintenance and inspection platform connecting 45 buildings across 14 strata groups.
  • Reduced average lead-to-inspection turnaround from 10 days to 5 days through automated lead routing and notifications.
  • Cut inspection report generation time from 3 hours to 50 minutes per report via structured digital data capture.
  • Reduced administrative coordination time for the Residential Reports team by 20%.
  • Decreased overdue/missed inspections from 18% to 11% through automated due-date alerting.
  • Accelerated development timeline by 15% using Claude Code across the engineering workflow, from backend development through debugging and code review.

Delivered a CMMI Level 3-compliant, multi-role platform across web and Windows desktop - built with Claude Code as a core part of the engineering process.
